SEO and Local Search for Texas Businesses and Public Entities
SEO (search engine optimization) and local search work make your organization easy to find, whether people search Google and Bing or ask an AI assistant. For Texas businesses and public entities, from a plumber to a city council, Engineer Austin makes sure your site can be crawled, understood and trusted, keeps your business listings accurate, and reports plainly on what is working. We do it the honest way: no one can guarantee rankings, and we will never claim to.
Fix the foundation, then help people find you
- Technical SEO audit. Crawlability, indexing, page speed, mobile layout, structured data, broken links, duplicate pages and redirects, checked page by page, with every problem written down and ranked by impact.
- Page experience and speed. Core Web Vitals measured from real visits: loading (Largest Contentful Paint), responsiveness (Interaction to Next Paint, which replaced First Input Delay in 2024) and visual stability (Cumulative Layout Shift), with the fixes that move each one.
- Local search listings. Your Google Business Profile and Bing Places listing set up, verified and kept accurate: categories, hours, holiday hours, service area, photos and the services you actually offer.
- Consistent name, address and phone. The same business name, address, phone number and website across the directories and maps that matter, so search engines and customers see one business, not three versions of it.
- Reviews, asked for honestly. A simple way to ask every customer for a review, with no rewards attached and no filtering of who gets asked, plus guidance on replying to good and bad reviews alike.
- Content written for real customers. Guidance on clear service pages, location pages and answers to the questions your customers actually ask, written for people first, not stuffed with keywords.
- Search and AI-assistant readiness. Structured data (schema.org) that matches what the page says, clear headings, one page per service, and an llms.txt file (a plain-text summary written for AI tools) where it makes sense, so search engines and AI assistants can understand who you are and what you do.
- Search Console and analytics. Google Search Console, Bing Webmaster Tools and analytics set up in your organization's own name, sitemaps submitted, and IndexNow enabled where your site supports it, so Bing and other participating search engines hear about new and changed pages quickly.
- Protecting rankings during a redesign or host move. A full map of old addresses to new ones, 301 redirects tested before launch, and a check of indexing and errors in the weeks after, so a new site does not lose the search visibility the old one earned.
- Public-entity sites. For cities, counties and districts: agendas, minutes, public notices, payments and service requests that residents can find from a search, plus accessibility checks so every resident can use them.
Typical uses: a business that does not show up on the map in its own town, a listing with the wrong hours or an old phone number, a new website about to launch, a site that lost traffic after a move, a city whose residents cannot find the agenda, and an owner who wants plain answers about what all the SEO sales emails are offering.
What we won't do
We do not buy links, trade links or join link schemes. We do not write fake reviews, pay for reviews or ask only happy customers. We do not stuff pages with keywords or publish thin pages made only for search engines. And we do not guarantee rankings, "page one" or traffic numbers: the search engines decide rankings, and no one can honestly promise them. Shortcuts like these break search engine spam and review policies and can get a site or a Business Profile penalized or suspended.
Audit, fix, list, measure
Audit what is there
We crawl the site, review Search Console and your business listings, and test speed and mobile layout, so the work starts from measurements instead of guesses.
Fix the foundation
Indexing problems, broken links, missing redirects, slow pages and structured data errors are corrected first, by us or by your web developer, in the order that matters most.
Get the listings right
Your Google Business Profile, Bing Places listing and directory entries are claimed, corrected and made consistent, with a review request routine your staff can actually follow.
Measure and report
Search Console, Bing Webmaster Tools and analytics show what changed. You receive a short monthly or quarterly report in plain language, and we adjust the plan from the results.
A search report you can act on
- Technical audit with numbered findings ranked by impact and a recommendation for each.
- Core Web Vitals and mobile results, before and after the fixes.
- Google Business Profile and Bing Places listings verified, accurate and in your name.
- A list of your directory listings with the name, address and phone corrected.
- A redirect map and post-launch check for any redesign or host move.
- A plain-language monthly or quarterly report: searches, clicks, calls and what we recommend next.
How AI speeds this up for you
Crawl exports, Search Console data and listing inventories are sorted and summarized with AI assistance in our approval-gated tooling, and the findings and reports are drafted the same way, so you get answers sooner. A person checks every finding and every recommendation before it goes out, nothing is published to your site or listings without approval, and no client secret is ever pasted into a public AI tool. How we use AI.
Kept current. Search keeps changing: Google and Bing now answer many questions with AI-generated summaries, AI assistants recommend businesses directly, Core Web Vitals have been revised, and some rich results have been retired. We follow the search engines' own published guidance, re-check our methods against it every year, and tell you at your review when a change affects your site or listings.
Search work you can check
Much of what is sold as SEO is vague promises and a monthly fee with little to show for it. We treat it as engineering: measure, find the cause, fix it, then measure again and show you the result. Every account we set up, including Search Console, your Business Profile and analytics, is created in your organization's name and stays yours, and our reports show the same numbers you can see for yourself.
We practice it on our own site, which publishes structured data and an llms.txt file and is built to current speed and accessibility standards. The work is done on engineering principles under a licensed engineering firm. Engineer Austin is Texas Registered Engineering Firm F‑15739; our team does the work to house standards set by our licensed Professional Engineer.
Who this is for
Small and mid-sized businesses that depend on local customers, such as contractors, clinics, shops, restaurants, professional offices and RV parks, and public entities such as cities, counties, utilities and special districts that need residents to find agendas, notices and services. Search work pairs naturally with our domain and Microsoft 365 work, our custom software, and an IT assessment when the website is one piece of a bigger plan. It also pairs naturally with our web development and hosting and email security and filtering.
SEO and local search, answered plainly
Can you guarantee we will rank on page one?
No, and no one honestly can. Google and Bing decide rankings, and they change how they rank all the time. What we can do is remove the technical problems holding your site back, make your listings accurate and complete, help you publish content that answers real questions, and report plainly on what changes. Be wary of anyone who promises a ranking, a "special relationship" with Google or a set number of visitors.
Why doesn't my business show up on Google Maps?
Often because the Google Business Profile is missing, unverified, in the wrong category or inconsistent with the rest of the web. Distance from the person searching and your reviews also play a part. We start by checking the profile, its categories and your name, address and phone across directories, then fix what we find.
Who owns our Google Business Profile and Search Console accounts?
You do. Search Console, Bing Webmaster Tools, your Google Business Profile, Bing Places and analytics are set up in your organization's name, and we are added as a manager or user. If you ever stop working with us, you remove our access and everything stays with you.
Do we need anything special to show up in AI search and AI assistants?
Mostly no. Google says there are no extra requirements to appear in its AI features beyond the usual basics: a site that can be crawled and indexed, with helpful content. The same basics help everywhere: clear service pages, accurate facts, structured data that matches the page, and accurate business listings. An llms.txt file is an emerging convention that some AI tools may read. It is not an official standard and Google does not use it, so we add one where it is cheap and useful and never present it as a ranking fix.
How do we keep our search rankings when we redesign our website?
Call us before launch, not after. We record every page the old site has, map each one to its new address, and test the 301 redirects before the switch. After launch we watch indexing and errors in Search Console and Bing Webmaster Tools and fix anything that slips, so the new site keeps the search visibility the old one earned.
Do you do SEO for cities, counties and special districts?
Yes. For cities, counties, utilities and special districts we focus on making agendas, minutes, public notices, payments and service requests easy to find from a search and easy to use for every resident, including people using a screen reader or a phone. We work alongside your existing website vendor, and Texas public bodies receive terms written for public-entity requirements, set out in a written agreement.
Start with a written assessment.
Tell us what you have and what is not working. Someone from our team, not a salesperson, replies within one business day by email or phone, and brings in our engineer when your request needs one. The assessment report is yours to keep whether or not you buy anything.
